Taxes and costs
Christiansburg property taxes, explained.
The 2026 county and town rates, what a typical home and car pay, when each bill is due, and what the 2027 reassessment means for you.
At a glance
- $3,014A year in tax on a typical home in townAbout $251 a month, on the $317,250 median sale of the last 12 months
- Dec 7Next county due date (second half)December 5 falls on a Saturday in 2026, so the county due date moves to the next business day.
- 2027Countywide reassessmentNew values take effect January 1, 2027. Notices arrive in fall 2026.
- Inside town limits you pay two rates, Montgomery County's and the Town of Christiansburg's. Outside town limits, only the county's.
- The Town also taxes cars, and adds a flat license fee per vehicle. Its bill comes once a year, in December.
- Your bill uses the county's assessed value, not the price you paid, and a Christiansburg mailing address does not by itself put a home inside town limits.
The 2026 rates
Two governments can tax a Christiansburg home. Montgomery County taxes real estate everywhere in the county, and the Town of Christiansburg adds its own rate inside town limits. Both are set per $100 of assessed value.
- Inside Christiansburg town limits County $0.81, Town of Christiansburg $0.14. $0.95
- Inside Blacksburg town limits County $0.81, Town of Blacksburg $0.26. $1.07
- Montgomery County, outside any town County $0.81. $0.81
The Town of Christiansburg's real estate rate is $0.14. Town Council set the Town's rates for fiscal year 2026-27 on May 26, 2026, keeping them where they were. The county rate rose from $0.76 in 2025; the Board of Supervisors sets it each spring with the county budget.
What a typical home pays
Multiply the assessed value by the rate, then divide by 100. Here is that math on the median sale price of each kind of home over the last 12 months, as if each were assessed at its price.
| Home | Median sale | In town | Outside any town |
|---|---|---|---|
| House | $340,000 | $3,230 | $2,754 |
| Townhome | $274,000 | $2,603 | $2,219 |
| Condo | $374,000 | $3,553 | $3,029 |
When bills are due
- Montgomery County, first half
- June 5Real estate, paid to the county Treasurer
- Montgomery County, second half
- December 5Real estate, plus the county tax on vehicles
- Town of Christiansburg
- By December 5Real estate, vehicles and the Town license fee, on one yearly bill
A county due date that falls on a weekend or legal holiday moves to the next business day. The county Treasurer takes payments online, by mail, in person at the Government Center at 755 Roanoke Street, and in a 24-hour drop box. The Town collects its taxes at Town Hall, 100 East Main Street, and online.
If your loan has an escrow account, your lender pays both bills from your monthly payment. Your settlement statement at closing shows how the current year's taxes are split with the seller.
Cars and other personal property
Inside town limits, a car is taxed by both governments, and the Town adds a flat license fee in place of a window decal.
| Tax | Rate | Due |
|---|---|---|
| Montgomery County motor vehicle tax | $2.55 per $100 of assessed value | With the county's December bill |
| Town of Christiansburg personal property tax | $0.45 per $100 of assessed value | With the Town's yearly bill |
| Town motor vehicle license fee | $32 per car or truck ($28.75 per motorcycle) | With the Town's yearly bill |
Montgomery County assesses vehicles on January 1 for both the county and the Town, and the tax is prorated for vehicles bought or sold during the year. Where a car is taxed follows its address with the DMV, so update the DMV and the Commissioner of the Revenue when you move.
How assessments work
The county's Commissioner of the Revenue keeps the assessment for every parcel, at 100 percent of fair market value, and the Town's tax uses the same assessment. Virginia requires the county to reassess at least every four years, and an assessment also changes when something is added to or taken from a parcel, such as a new house.
A new assessment is not a new bill on its own. The bill is the assessment times the rate, and the county and the Town set their rates each spring. If you are buying, ask what the home is assessed at today and keep the reassessment in mind when you budget for next year.
Questions about an assessment go to the Commissioner of the Revenue at 540-382-5717. Questions about a county bill go to the Treasurer at 540-382-5723.
Tax relief and land use
Montgomery County offers real estate tax relief to owners who live in the home and are 65 or older or totally and permanently disabled.
- Relief
- 40 to 100 percentDepending on total household income
- Household income
- Up to $72,000Excluding the first $10,000 of income for each relative living in the home (and, for an applicant with a disability, their own)
- Net worth
- Up to $210,000Not counting the home and one acre
- When to apply
- By March 1 each yearFor returning applicants
The county also administers relief for veterans with a 100 percent service-connected disability and their surviving spouses, and for surviving spouses of those killed in action. Land of five acres or more in bona fide agricultural or horticultural production can qualify for the county's land use program, which defers part of the tax.
Other taxes homeowners see
Utility taxes. Inside town limits, the Town's public utilities tax adds 20 percent of a residential electric or gas bill, up to $2.50 a month each, and an E-911 tax of $2 a month per phone service.
At closing. Virginia charges recordation taxes when a deed and a mortgage are recorded, and a grantor's tax on the seller. The buying guide and the selling guide show the math.
Questions, answered
Is a Christiansburg address always inside town limits?
No. Mailing addresses follow ZIP codes set by the Postal Service, so a Christiansburg address can sit outside town limits. Confirm a parcel with the Commissioner of the Revenue or the Town. Town limits also decide whether the Town provides water, sewer and trash pickup, and whether you join the Recreation Center free.
Does the Town of Christiansburg tax cars?
Yes. Inside town limits, vehicles pay the Town's personal property tax and a motor vehicle license fee on the Town's yearly bill, on top of Montgomery County's vehicle tax.
Will the 2027 reassessment raise my tax bill?
Not by itself. The bill is the assessed value times the tax rate, and the county and the Town each set their rate every spring with their budgets.
Are property taxes part of my mortgage payment?
Often. With an escrow account, your lender collects a share each month and pays the county and Town bills for you. Your settlement statement at closing shows how the current year's taxes are split with the seller.
